Can a Broken Window Lock Be Repaired? (What Landlords & Homeowners Need to Know)

"Is your window jammed shut or refusing to lock? Find out how window locks fail, how they can be repaired, and what to expect from a professional service."

A broken window lock is a major headache. If the window won't lock, your home's security is compromised, and you may even void your home insurance policy. If the window is jammed shut, you lose ventilation and a vital fire escape route.

Fortunately, in 95% of cases, a broken window lock can be repaired without needing to replace the entire window frame. In this guide, we will explain how modern window locks work, why they fail, and how a specialist repair service can restore your security quickly and affordably.

How Do Modern Window Locks Work?

Most modern uPVC and aluminium windows use a locking system called an espagnolette (or 'espag' for short). This system consists of:

  1. The Handle: When you turn the handle, it rotates a square metal spindle.
  2. The Gearbox: The spindle inserts into a gearbox located inside the window sash. The gearbox converts the rotational motion of the handle into lateral movement.
  3. The Lock Strip: Metal rods or flat bars run along the edge of the window sash, connected to the gearbox. These rods feature locking cams (mushrooms or bolts).
  4. The Keeps: When you close the window and turn the handle, the locking cams slide into metal slots (keeps) fixed to the window frame, securing the window.

Why Do Window Locks Fail?

Window locks are highly durable, but they can fail due to several common reasons:

  • Misalignment (Sagging): If the window hinges wear and the sash drops, the locking cams will no longer line up with the keeps on the frame. When you force the handle to lock the window, it puts immense stress on the internal gears.
  • Lack of Maintenance: Dust, dirt, and moisture can enter the lock mechanism over the years. Without regular lubrication, the gears dry out, rust, and eventually seize or snap.
  • Forced Operation: If a window is stiff, forcing the handle can strip the teeth inside the gearbox, causing the handle to spin freely without moving the lock rods.

Common Symptoms of a Broken Window Lock

  • The handle spins freely: You can rotate the handle 360 degrees, but nothing happens. This means the internal spindle or the teeth inside the gearbox have broken.
  • The handle is jammed: You cannot turn the handle at all. This indicates the gearbox or the lock rods are completely seized.
  • The window won't pull tight: The handle turns, but the window feels loose or draughty, meaning the locking cams are not engaging with the keeps.

How We Repair Broken Window Locks

At Window Repair Man, we are specialists in non-destructive entry and lock repairs:

  1. Safely opening the window: If your window is jammed shut, we use specialist tools to bypass the broken mechanism and open the window safely without damaging the frame, glass, or handle.
  2. Removing the faulty mechanism: We unscrew the handle and slide the espagnolette lock strip out of the window sash.
  3. Replacing the gearbox or strip: In many cases, we can replace just the central gearbox, keeping the metal rods intact. If the entire strip is worn or damaged, we replace the complete espagnolette lock with a high-quality, modern equivalent.
  4. Realigning the window: Crucially, we diagnose why the lock failed. If the window has sagged, we adjust the hinges to ensure the new lock operates smoothly without any friction.

Advice for Landlords and Homeowners

Do not ignore a stiff or sticky window handle. It is a warning sign that the lock is under strain. Addressing the issue early with a simple hinge adjustment or lubrication is far cheaper than waiting for the lock to snap and jam the window shut.
